Ways To Increase Property Valuation Figures

Having a property valuation can be a stressful experience. Particularly in the modern climate it is important to realise that the value of a property is likely to be less than it was a year or two ago. This can result in heartache for homeowners but is an unfortunate side effect of fluctuations in global economic forces. There are however methods that will increase the valuation figure for a property, it may mean making an investment in building materials and labour but will be ultimately worthwhile should be the best price be achieved.

Choosing where to start when trying to add to the property valuation figure can be difficult. Most experts agree however that as a starting point the kitchen is unrivalled. Many buyers see the kitchen as the most important room in the house, the hub of the family and the place where most time will be spent. In terms of where to invest, the most important aspects of a kitchen are the worktops and flooring, hence choosing quality material such as wood and stone will add considerable value. These materials are expensive but in most cases will add value to a property.

The next most important room in any home is the main bathroom. In the modern property climate the valuation process takes special notice of the bathroom. In most cases a contemporarily styled and elegant bathroom will add a great deal of value. Appliances such as a large whirlpool bath or luxuriant steam shower can be extremely attractive to buyers, as can double sinks and wall hung toilets. This is major investment but will make a property far more appealing to buyers. It is required however to realise the importance of plumbing at this stage, there is little point in installing a high power shower and not having the plumbing to meet its demands. Buyers will notice this and in many cases will be put off by the expense of a new plumbing system.

After these two essential areas the next most important area to focus upon is the master bedroom. This should be spacious enough to allow room for lounging around, maybe even enough space for a sofa. Additionally the creation of an en suite bathroom can be extremely rewarding in terms of the valuation figures received.

In all of these rooms it is important to use the highest quality materials that the budget will allow. Quality will reap many benefits so using materials such as solid wood and stone is advisable. They may cost a little more but this outlay will be directly related to the eventual sale price of the home. In addition to quality materials, a high level of workmanship is advisable, once again this may mean a larger investment, but it will result in a higher value. This can be more widely applied to the entire property; the state of repair is a vital element of the valuation process. Subsequently, completing those odd jobs that have been waiting for months is highly advisable should buyers be impressed.

If the importance of the kitchen, bathroom and master bedroom is remembered and the significance of quality materials is heeded, it should be possible to increase the value of any property considerably.
