Presenting your property in the right manner can make the difference between getting an average price and getting a great price for it. Put yourself in the position of a buyer. Would you want to buy a home that is dirty, cluttered and looks like it needs extensive repairs? These things must be addressed if you want to sell quickly and for a great price. Since a poorly presented property generates no emotional appeal, the best thing to do is work on your presentation well before the For Sale sign goes up. A new coat of paint is one of the quickest ways to rejuvenate a home and make it look like new. Adding new carpets or polishing floorboards are other ways. If this is beyond your budget, then there are plenty of cheaper alternatives. The windows should have decent blinds and curtains - especially those in the front. Make sure your lawn is green and neatly mowed. If you don't have a garden, some nice pot plants along the front will add appeal. Many people use an outdoor area for entertaining. You can create one easily with a barbie and an outdoor setting. Add some shade with a sail or portable gazebo. If the whole looks neat and tidy, then people tend to believe that no major maintenance is necessary.
