As a real estate buyer in today's marketplace, it is important to have an expert on your side to guide you through the real estate transaction. From first time home buyers to investors to move up buyers, I am a firm believer there are a number of reasons to hire a real estate agent to represent you. First of all, the seller pays the real estate commission in the real estate transaction. The seller's agent, or listing agent, has already agreed to a contract with the commission detailed out. If a buyer comes into a transaction unrepresented, the seller's agent gets both sides of the commission. This is often times referred to as a "hogger" by real estate agents. Secondly, a good Realtor can save you thousands of dollars. When you are looking to buy the property, have your agent do a market analysis on the home to ensure that you are getting a fair price for the home. There are many horror stories I have heard over the years where an unrepresented buyer purchased a home way over market value (without even realizing it?!) Third of all, your real estate agent can put you in touch with a top lender to ensure that you are being offered the best financing programs available. You will find a top real estate agent always will have a great mortgage referral for his or her clients. Fourth, your agent will work diligently on your behalf. Again, realize that the listing agent represents the seller and the seller's best interest. You need someone on your side to advocate and negotiate on your behalf. This is exactly what a top real estate agent will do for you. Fifth, your agent will present your offer and do the best to negotiate with the listing agent on your behalf. It is crucial to have an expert in your corner who fully understands the offer process. In addition, your agent will help you weigh all factors when you are looking to possibly purchase a home for sale. And there are numerous factors to consider: price, appreciation upside, potential inspection issues, the neighborhood, the overall salability of the home, etc. A good agent is also going to be sure to point out any negatives he or she may see in a property so that you can avoid problems down the road. Sixth, a real estate agent is going to guide you through the transaction. And this is often times the most misunderstood point by potential buyers. The real estate transaction is extremely complicated. Having someone in your corner that can help you move from the initial offer to a successful closing is absolutely imperative.
